Ensure customer reads Licence Agreement before purchase

How can I include a Licence Agreement into the checkout process. I want customers to read this agreement and check a box to say they have read it before they go on to make the purchase.

I am using Actinic Business v7. Any help would be appreciated.

Can you not add the agreement into the Terms & Conditions which needs ticking to agree has been read during checkout?
